MAINTENANCE & RESEAL

 

MAINTENANCE OF DIAMOND POLISHED SURFACES

 

Clean the surface following cleaning procedure, make sure there are no dust, debris, oil or other contaminants on the floor. If necessary use Prosoco Cleaner/Degreaser.

 

On high sheen surfaces apply a thin coat of Prosoco LS Guard by spraying the product directly on the floor using a spray bottle with a fine mist nozzle (or a Swissmex or Patriot spray tank for larger floors), and immediately mop the product with cicular strokes using the Bona blue pad/applicator. Avoid hard edges lines. Do not walk on the wet product. Allow product to completely dry then burnish with propane buffing machine equipped with diamond buffing pad. Electric burnisher can be also used but with 3000 RPM minimum. All Star Rents in San Rafael rents for a daily fee the propane or electric burnisher

 

For low sheen (Honed) surfaces, apply a thin coat of Prosoco Polish Guard (using the same procedure as described above for Prosoco LS Guard). As the floor dries it is ready for use. No need to burnish.

 

 

 

MAINTENANCE OF NON-DIAMOND POLISHED SURFACES (SEALED SURFACE, NON BURNISHED)

 

Clean the surface following cleaning procedure, make sure there are no dust, debris, oil or other contaminants on the floor. If necessary use Prosoco Cleaner/Degreaser.

 

Apply a thin coat of Prosoco Polish Guard (using the same procedure as described above for Prosoco LS Guard). As the floor dries it is ready for use. No need to burnish.

Apply the product as thin as possible, do not allow puddling

For better performance on high-traffic commercial floors burnish/reseal at least once every three-four months, or as often as needed

The maintenance procedure and frequency varies depending on many factors, such as type of floor, use, aesthetical expectations, and unfortunately budget. It is clear though that there is no actual saving in completely skipping the maintenance work. On high traffic floors a daily, weekly and monthly maintenance plan should be budgeted before the floor installation even starts. Market projections on 40 years timeframe show that, including the cost of installation, diamond polished concrete and cement floors are by far the most economical. That is because of the reduced time and material cost for maintenance. No other surfaces than the diamond polished ones last in excess of 40 years in top conditions. Unlike diamond polished surfaces over that period of time, the cost of maintenance for standard floors (tiles, VCT, linoleum, hardwood...) can very well exceed many folds the initial installation cost,

MAINTENANCE

 

Maintenance is an operation too often under estimated by owners, but also by contractors. It is extremely important that floor installers properly educate their clients on the necessary maintenance operations. So many times we receive calls from clients which realize they need maintenance on their floor only after some damage happens. A situation like that is very difficult, if even possible to fix, and always at higher cost than the regular maintenance would have required. Maintainance is a preventive method, not a reparation method.

How to clean your floor

 

1) Remove all superficial dust and debris with dry microfiber mop (Bona white pad or similar).

 

 

 

 

 

 

 

 

 

 

 

 

 

2) Mix in a clean bucket one gallon of cold water (room temperature) and ONE ounce of Prosoco Daily Klean to a maximum of 4 ounces per gallon. Do not spill concentrate product on floor while mixing. Maintain mixing proportions when mixing more than one gallon.

3) Dip the Bona Blue pad (applicator) or similar in the cleaning solution, gently ring the pad to remove excessive water. Avoid letting the solution puddle on the floor. No rinsing is necessary unless the floor is heavily soiled, in which case repeat the step 3. Let the surface completely dry before walking on.

 

 

 

 

 

 

 

 

 

 

 

 

 

 

TIPS

 

DO NOT USE THE BONA CLEANING PRODUCT, WHICH IS FOR HARDWOOD FLOORS. ONLY USE THE MOP AND PADS (APPLICATORS)

 

DO NOT USE ACIDIC (VINEGAR, MURIATIC ACID...) TO CLEAN THE FLOOR, IT COULD ETCH THE SURFACE AND CAUSE A PERMANENT DAMAGE

 

TO SANITIZE USE A SOLUTION OF COLD WATER WITH ONE OUNCE OF BLEACH PER GALLON.

 

WE RECOMMEND CLEANING THE FLOOR AT LEAST ONCE A WEEK, BUT IT CAN BE CLEANED AS OFTEN AS NECESSARY

 

AVOID UNNECESSARY WETTING OF THE FLOOR

 

ALWAYS REMOVE DIRT, DUST, HAIR, FUR AND OTHER DEBRIS WITH THE DUSTING PAD BEFORE WETTING THE FLOOR

 

ON COMMERCIAL/INDUSTRIAL FLOORS A WALK BEHIND AUTOSCRUBBER WITH NYLON SOFT PAD (WHITE) CAN BE USED FOR CLEANING.
